The Majestic Residence Signature Villa is a private residence on Phra Tamnak Hill in Pattaya. Completed in 2022, the project combines two villas into a single structure, increasing overall scale and structural complexity.
The design integrates long-span structural systems with open-plan spatial organization and responds to coastal environmental conditions.
This project relates to the principle of “Structure Is Design”, applied across long-span and high-rise residential work.

Project Description
Located on Phra Tamnak Hill in Pattaya, the Majestic Residence Signature Villa is a private residence that combines long-span structural systems with a design shaped by proportion and site constraints. Completed in 2022, the project replaces two existing villas with a single structure, increasing the built area from approximately 1,200 m² to 2,500 m².
The design emphasizes open-span living areas, reducing internal columns through the use of steel transfer structures and post-tensioned concrete slabs. This allows for larger continuous spaces organized around spatial continuity rather than enclosed rooms.
Architectural Approach
The villa is organized around a geometric framework, with proportional relationships guiding façade composition and spatial sequencing. The architectural expression is restrained, relying on alignment, repetition, and material contrast rather than applied ornament.
The building is arranged to optimize sea views and natural ventilation. Primary living areas are elevated and extended through cantilevered volumes, while circulation follows a clear linear sequence connecting major spaces.

Structural Strategy
The project uses long-span structural systems to enable column-free interior spaces.
- A 48-meter cellular steel beam as the primary transfer structure
- A 19-meter cantilevered steel box girder supporting the upper-level volume
- Integration of post-tensioned concrete slabs to reduce slab depth and control deflection
- Perimeter-based load distribution to limit internal structural elements
The structural system was developed under the direction of Mario Kleff in collaboration with structural engineers, addressing performance requirements specific to large-span residential construction.
The cantilever introduces significant moment forces at the support interface, requiring coordinated steel design and anchoring to control deflection, vibration, and long-term behavior.
The primary transfer structure uses a cellular beam, allowing long spans with reduced structural weight.

Project Constraints
The coastal hillside site introduced environmental and structural constraints that informed both design and construction, including wind exposure, salt-laden air, and long-term material durability in a humid tropical climate.
Foundation and substructure systems were designed to accommodate site conditions while supporting concentrated loads from transfer structures. Material selection and detailing address corrosion risks and support long-term performance of both exposed and concealed components.

Given the scale of the structural elements, sequencing and coordination between steel fabrication and on-site assembly were critical to maintaining construction tolerances and structural alignment.
Materials and Envelope
The exterior is defined by limestone cladding, selected for its resistance to salt-laden air and weathering stability in coastal environments. The material palette is intentionally limited, combining:
- Natural stone (limestone façade)
- Structural steel (exposed and concealed)
- High-performance glazing systems
This combination balances structural expression with environmental performance, while reducing long-term maintenance requirements.
